Many of us become part of these communities as second homeowners. We look forward to our home away from home and the release of stresses from everyday life. Over time we become immersed in our communities and volunteer to act as Community Board Member. This sometimes makes that home away from home feel like another job.
That is where we believe we can help.

Our organization offers a wide variety of services. We want to help you plan and execute your major construction projects to ensure the community is getting what they pay for. Not everyone on the board has experience with contracting and this can add to that stress we all look to avoid. We can assist in your RFP (Request for Proposal) creation, discuss the local market to set expectations, help you to establish and/or manage your budget, and finally help in your community notices about the project.
We act as an Owner’s Representative so it is not our intention to hold your contracts. We want to teach you and assist you in executing your project. Construction Manager’s and General Contractor’s will be charging anywhere from 10% to 15% General Conditions and Fee without you even knowing it.

By hiring the Contractors direct you save on those General Conditions costs for the Construction Manager (a separate organization) to come to the site maybe just for a few minutes a day to talk to the real managers of the job which is the labor in the field.

Do you have Handyman Projects that need to be done? We can handle almost anything you need or get you the right person. Over the years we have made friends with many qualified individuals who we can help us solve any problem for our customers.

Lastly as we can provide budget services; we can also provide bookkeeping services for your entire community through QuickBooks

Keith
I have spent nearly 30 years in the construction industry in New York. I started my career working as a tradesperson while I was working on my Mechanical Engineering degree. After graduation I worked for two Construction Management firms holding positions from Assistant Superintendent up the General Superintendent on some of the largest projects NYC has completed since 2002. Next, I moved over to the Developer/Owner Operator side acting as a Senior Construction Manager. This gives me a unique skill set for managing projects and resolving repairs.

I have spent the last 30 years in the accounting/bookkeeping industry in New York. My career started as a bookkeeper at a local supermarket chain which led to get my bachelor’s degree in accounting. Upon graduation I started to work in the non profit sector working from a Payroll Clerk up to the Assistant Controller. I then decided to move into the construction field as a Controller for a Roofing/General Contractor on Long Island. After about 6 years I was offered a Controller’s position for another non profit organization. Over time my passion for construction brought me to being the Controller/Office Manager for a local plumbing business. This path between both construction and non profit allows me to setup your construction budgets while also being able to be your community's full charge bookkeeper.
